A Note Before We Arrive

We know this takes effort, and we genuinely appreciate it. The following steps will help buyers picture themselves already living there — and make a real difference in how your home photographs.

We use wide-angle lenses that capture entire rooms in one frame, so we'll need the space to ourselves to work efficiently. Plan to step out — grab a coffee, take a walk, enjoy a bite nearby. Most shoots wrap up in 1 to 2 hours.

1–2 Days Before

Outside

Mow, edge, and blow the lawn

Pressure wash driveway, walkway, and front porch — if necessary

Replace any burned out or mismatched light bulbs — indoors and out

Clean the pool and remove any toys or floats

Morning Of

Declutter

Closets and garages are great places to stash things — we don't photograph those unless they're a standout feature.

Simplify countertops — leave 1 or 2 intentional items, put the rest away

Remove fridge magnets, notes, and papers from the refrigerator

Unplug any plug-in scent devices — they can distract from the wall in photos

Clean mirrors and interior glass — smudges are very visible in photos

Make all beds with clean linens and arranged pillows

Hang fresh, neatly folded towels in every bathroom

Clear bathroom counters, tubs, and showers of all toiletries

Close all toilet lids

Put away laundry, hampers, and trash cans

Put away children's toys and games

Put away pet toys, bowls, beds, and litter boxes

Close all closet, pantry, and cabinet doors

Remove personal family photos and religious, political, or sports memorabilia

Morning Of

Simple Staging

Place a bowl of fresh fruit or a few flowers on the kitchen island or table

Straighten throw pillows, blankets, and area rugs

Sweep the front porch and replace or remove a worn doormat

Wipe down and neatly arrange outdoor furniture

Store water hoses, yard tools, trash cans, and recycle bins out of sight

30 Min Before

Final Prep

Open every curtain and twist open the blinds throughout the home

Turn on every light in the home, including small lamps

Turn off all TVs, computer monitors, and ceiling fans

Move all vehicles off the driveway and away from the front of the home

Secure pets in the garage, crate, or take them along with you

Take down all flags from the exterior — movement in the wind causes blur in our long-exposure shots

Plan to step out — grab a coffee or a bite while we work
